Now that you’ve made your decision, one of your first steps will be choosing a real estate agent to move forward with. The good news is that there are over 100,000 agents in Canada; each with their own unique experience, skillset and values. A real estate agent is a critical component to buying or selling and can make or break your experience. While it can be overwhelming to narrow down your options, finding an agent you can both trust and connect with can make the process smooth and enjoyable.
Here are a few things to consider while making your decision.
Seek referrals from other buyers/sellers in the area
One of the best resources to trust when choosing a real estate agent (or choosing almost anything, for that matter) is word of mouth. Do you know someone who has used this agent before? Does the agent have good reviews and testimonials? If the agent is area-specific, there is likely another home owner in your circle who had used them before.
Find an agent who is an expert on the local market
If you’re looking to buy in a specific area, it’s critical that your agent is familiar with the local real estate market. Ask your candidates questions: what are some of the neighbourhoods in the area? What are the best schools, parks, community areas? What is the average market price for listing or purchasing a home here?
Choose the agent, not their portfolio
While a real estate agent’s achievements and experience should be an important factor in your decision, remember that these things can only go so far. Chemistry is key; you need an agent you can work with, speak openly to and trust. If you have a gut feeling about an agent, it is most likely correct.
Work with someone you can trust
As a client, it’s up to you to convey the right information to your agent—what are you looking for, what is your budget, what are your priorities? However, it’s also your job to listen to how your agent communicates with you. No matter the technology or support they have under their belt, it takes a passionate, driven agent to take the time to work and achieve these goals for you. Find someone you can trust to do this.

Real estate markets can move rather quickly, which means you need an agent who is responsive, flexible and can work around your schedule. A slow agent could be the reason you miss out on your dream home.
But most importantly, remember to take your time when choosing a real estate agent. Do your research, meet different agents and ask questions along the way.
