As the holiday season approaches, and I’m feeling extra cozy as I prepare to decorate for Christmas, it has me thinking about how great a feeling it is to do just that: be cozy and comfortable in a home this time of year.
I know I’m not the only one who feels this way. Winter is certainly a “nesting” season, especially in this area where we experience all four seasons somewhat drastically at times (stay tuned for the first Saugeen Shores winter storm, coming soon!). There aren’t many people looking to make any drastic changes to their homes (or lives) during the colder months.
In fact, it is the least popular time for real estate. No one wants to be trying to stage, renovate or perfect their home, or even worse, trying to move in or out of a home when the ground is covered in snow. Dealing with moving trucks, water and mess is also not ideal during winter.
So, when IS a good time to buy or sell?
Typically, real estate in our area changes seasonally.
Winter is by far the slowest time—there are little to no listings during winter months (in most cases). Come spring, listings start to pick up again. If you’re looking to spend summer in your new home, spring is the perfect time to contact a real estate agent.
During the summer months listings tend to increase dramatically. Summer is the most popular time of year for real estate—especially in our beautiful beach town. Buyers, be ready for a bidding war. Sellers, this is your time to shine!
During fall things start to slow down again. Unless you are planning on a fast turnaround for your closing date, it’s less likely that the home will sell. Like I said before, few people are interested in trying to move in a snow storm. However, for buyers with a tighter budget, winter could be a good time to purchase a home without worrying about a bidding war.
