As most of you know, while we have had to adjust many of our typical processes, real estate remains an essential service during the COVID-19 pandemic. Despite everything going on in the world, real estate must move forward. Shelter is one of our most basic necessities, and while it’s sometimes possible to hold off on buying or selling a home, it isn’t always the case.
The good news? While the real estate industry may not be business as usual, there are still safe and effective ways to operate during COVID-19. At Sutton, we’re practicing social distancing measures by rolling out virtual tours and open houses, amped up digital listings by adding more photos/home details, electronic signatures and e transfers, and more.
If real estate was in your plans for 2020, but you’re now unsure how to proceed, don’t worry. I’m here to help you navigate the situation.
First thing first, is your real estate project time sensitive / essential?
The first thing to ask yourself is “can it wait”? While I would love to help you buy or sell your home, given the current situation, you need to first decide what is best for YOU at this time. If the sale can wait, and you’re comfortable with doing so, there’s nothing wrong that!
However, if the sale can’t wait and needs to move forward, or if you have weighed the risk to reward and have chosen to move forward, there are most certainly ways to safely do so.
Selling your home virtually during COVID-19
If you’ve decided to move ahead with your sale, the first thing will be to find a way to adequately display the home online (since open houses aren’t an option at this time). At Sutton, we’re not only doing the usual protocols such as walking through the home for detailed images on your listing, we’re also rolling out virtual tours and open houses.
Prospective buyers can’t walk through the home, but with a virtual video tour they can feel like they are! We are happy to answer any questions or concerns while the tour is happening.
Home shopping… from home!
While potential buyers are taking virtual tours through your home, you will also need to be taking virtual tours through your prospective purchases as a substitute for typical tours and open houses. While doing these virtual tours, you will be expected to explore the potential of these homes from your own living room. What furniture will fit? How will I design the home? Do I see this space as something I could make my own?
I have been in the Interior Design industry for over 10 years now. I have helped many clients stage their homes prior to selling. I have also helped many clients design their new homes, as well as offering design consults for new home owners who are unsure how to create their space. This means that as a real estate agent, I will be an expert when it comes to helping you see the potential through virtual tours.
Virtually closing the deal
Whenever possible, I will offer paperwork to be signed online, deposits to be sent via e-transfer rather than cash or cheque, etc.
